FLORIDA FOR SALE BY OWNER SERVICES

Sell Your Property Yourself Without Managing the Closing Alone

Experienced title insurance, escrow and settlement support for Florida property owners selling without a traditional listing agent.

Already have a buyer or signed contract? The Closing Agent can help move your transaction from agreement to closing with clarity and confidence.

You Can Sell on Your Own Without Handling Every Detail Alone

A For Sale by Owner transaction—often called a FSBO—occurs when a property owner sells without hiring a traditional listing agent to represent the seller.

Selling independently may provide greater control over the process and may reduce certain brokerage expenses. It also means the seller assumes responsibility for many activities that would ordinarily be handled by a real estate professional.

The Closing Agent supports Florida FSBO sellers by coordinating the title insurance, escrow and settlement portions of the transaction. We do not list, advertise, price or negotiate the property.

Three Ways to Move Forward With Your Home Sale

Estimate Your Potential Seller Proceeds

The amount you receive at closing may differ substantially from the contract sale price after payoffs, taxes, closing expenses and negotiated credits are applied.

Florida For Sale by Owner Transactions

Can I sell my Florida property without a real estate agent?

A property owner may sell without a traditional listing agent. The seller is then responsible for pricing, marketing, buyer communication, negotiation and other transaction duties unless additional professionals are retained.

What if I have difficulty selling on my own?

You may continue independently, consider an online or flat-fee listing platform, or retain a full-service real estate professional. The Closing Agent can help facilitate an introduction to a local real estate professional, but the choice remains yours.

What is an online or flat-fee MLS platform?

These platforms may allow property owners to purchase listing and marketing services while remaining more involved in the sale. Available services, fees, broker support and contract terms vary by provider and plan.

Does The Closing Agent represent the seller?

No. The Closing Agent serves as the title insurance and settlement provider. We do not represent the seller as a real estate agent, broker, attorney, tax adviser or financial adviser.

Can The Closing Agent prepare my purchase contract?

The Closing Agent does not provide legal advice or legal representation. Contract preparation or legal review should be handled by a qualified Florida attorney.

When should I contact The Closing Agent?

You may contact us before accepting an offer to learn about the closing process. Once the contract is signed, deliver it promptly so our team can open the file and begin coordinating deadlines, escrow and title work.

Who holds the buyer’s earnest money deposit?

The purchase contract identifies the escrow holder. When The Closing Agent is designated, we can receive and hold the deposit in accordance with the contract and applicable requirements.

Who pays for title insurance in a Florida FSBO transaction?

The purchase contract determines which party is responsible. Customs vary by county and transaction, so the written agreement should clearly address title insurance and settlement expenses.

Does FSBO mean there are no real estate commissions?

Not necessarily. A seller may avoid a traditional listing-side commission but could still agree to pay a buyer’s broker, flat-fee listing provider or other marketing and professional expenses.

Can The Closing Agent estimate my proceeds?

We can prepare an estimated seller net sheet using the information available. Final proceeds are confirmed after the contract, payoffs, taxes, association balances and other expenses are verified.
