What does earnest money mean?

Earnest money is a deposit made under the purchase contract to demonstrate the buyer’s commitment to the transaction. The contract determines who holds the funds and the circumstances under which they may be applied, returned, or disputed.

What does a title company do?

A title company researches ownership and title matters, coordinates settlement, handles escrow funds, prepares closing documents, facilitates signing, issues title insurance, and records the deed and other required documents.

Can I request The Closing Agent for my transaction?

The title and settlement provider is generally selected according to the purchase contract and local transaction practices. Tell your REALTOR® early that you would like The Closing Agent included as the preferred title and settlement provider.

Do I need owner’s title insurance?

A lender’s title insurance policy protects the lender’s interest. An owner’s policy is separate and is designed to protect the buyer’s ownership interest against covered title risks. Buyers should review the available coverage and make an informed decision.

How long does the closing process take?

Timing depends on the contract, financing, inspections, title matters, association requirements, and the readiness of all parties. Many financed transactions close within several weeks, while cash purchases may move more quickly.
