SECURE ELECTRONIC DELIVERY

Submit Your Contractual Deposit Through Our Online Portal

The Closing Agent provides buyers with a secure electronic process for delivering earnest money deposits for qualifying real estate transactions.

The portal provides a direct path for submitting the deposit without transmitting payment details through ordinary email.

The purchase agreement—not the website or payment portal—controls the required deposit amount, due date and escrow holder.

Confirm your contract before submitting funds.

Electronic delivery does not change the deposit amount, escrow holder or contractual deadline stated in the purchase agreement.

UNDERSTANDING YOUR DEPOSIT

What Is an Earnest Money Deposit?

An earnest money deposit, often called an EMD or good-faith deposit, is money delivered in connection with a real estate purchase agreement.

The deposit demonstrates the buyer’s intention to proceed with the transaction and is generally held in escrow until it is applied at closing, returned, released or otherwise disbursed in accordance with the purchase agreement and applicable requirements.

There is no single deposit amount or deadline that applies to every Florida real estate transaction. Those terms are negotiated by the parties and stated in the contract.

REVIEW BEFORE SUBMITTING

Your Purchase Agreement Controls the Deposit

Before opening the portal, review the earnest money section of the purchase agreement.

Missing a contractual delivery deadline or submitting funds to the wrong escrow holder can create significant transaction issues.

Contact your real estate professional, attorney or closing team when any term is unclear.

Confirm the deposit amount

Confirm the delivery deadline

Confirm The Closing Agent is the escrow holder

CONFIRM THE ESCROW HOLDER

Do Not Submit Funds if The Closing Agent Is Not Named

The purchase agreement should identify the person or company authorized to hold the earnest money deposit.

Do not use this portal unless The Closing Agent is the escrow holder for your transaction or our team has specifically directed you to use it.

When uncertain, call 407-425-2400 before submitting funds.

FINAL FUNDS FOR CLOSING

Final Closing Funds Must Be Delivered by Wire Transfer

Earnest money is an initial contractual deposit. It is not the same as the remaining amount a buyer may be required to bring to closing.

Final funds required for closing must be sent by wire transfer using verified instructions issued for the specific transaction.

For security reasons, The Closing Agent does not publish general wire instructions on this page.

WIRE FRAUD PREVENTION

Never Send Final Funds Based Solely on an Email

Real estate transactions are frequently targeted by criminals who impersonate buyers, sellers, real estate professionals, lenders, attorneys and title companies.

Fraudulent messages may contain real names, property information and transaction details. An email can look authentic even when it is not.

Stop and call a known, independently verified telephone number before initiating any wire transfer.

Review the Wire Fraud Alert

Call to Verify

Use a telephone number obtained independently from the email containing the instructions.

Question Changes

Treat any change in bank, account number, recipient or timing as a potential fraud attempt.

Do Not Verify by Reply

A criminal may control the compromised email account and confirm the fraudulent information.

Act Immediately

If funds were sent incorrectly, contact the financial institutions and appropriate authorities without delay.

AFTER YOU SUBMIT THE DEPOSIT

Your Transaction Continues Toward Closing

Delivering earnest money is an important early step, but it does not complete the buyer’s contractual obligations.

Inspection, financing, title, association, insurance and closing requirements may still remain.

Continue monitoring all deadlines and respond promptly to requests from your lender, real estate professional and closing team.

Inspection and due diligence

Loan application and underwriting

Title search and examination

Survey and property review

Association requirements

Insurance and lender conditions

Final settlement figures

CANCELLATIONS AND DEPOSIT DISPUTES

The Escrow Agent Cannot Independently Decide Who Receives the Deposit

When the transaction closes, the earnest money is generally credited according to the settlement statement.

If the contract is cancelled or the parties disagree, release of the deposit depends on the purchase agreement, written instructions, applicable escrow requirements and any required dispute process.

The Closing Agent does not provide legal advice to either party or independently determine contractual rights.
