Get organized before your property goes on the market.

Select an experienced real estate professional, if you will be using one.
Review your estimated selling price and anticipated net proceeds.
Gather information about your current mortgage or other loans secured by the property.
Locate prior title insurance documents, surveys and closing records if available.
Gather condominium or homeowners association information when applicable.
Identify leases, solar agreements, financing agreements or other contracts affecting the property.

Prepare the Property

Help your home make a strong first impression.

Complete routine maintenance and minor repairs.
Address obvious plumbing, electrical, HVAC, roof or moisture issues.
Declutter and remove unnecessary personal items.
Clean the interior and exterior thoroughly.
Improve curb appeal where practical.
Gather manuals, warranties and information for major home systems and appliances.

Review Property Information

Be prepared to provide accurate information about your home.

Review known material facts about the condition of the property.
Gather records for major repairs, renovations or additions.
Identify any open or unresolved permit matters you know about.
Identify insurance claims or significant property damage history when relevant.
Review condominium or HOA assessments, restrictions and pending association matters when applicable.
Discuss disclosure questions with your real estate professional or attorney when needed.

Once You’re Under Contract

Your closing timeline is now underway.

Keep a complete copy of the fully signed purchase contract.
Review important deadlines and seller obligations.
Respond promptly to communications from The Closing Agent.
Provide your full legal name, marital status and current contact information.
Provide requested information concerning loans, liens or other obligations affecting the property.
Notify your closing team promptly of anything unusual that could affect ownership or title.

Mortgage & Lien Information

Help your closing team obtain the information needed to clear title.

Provide information for all mortgages or home equity loans secured by the property.
Complete payoff authorization forms when requested.
Disclose any private mortgages or seller financing affecting the property.
Identify judgments, tax liens or other known claims affecting you or the property.
Advise the closing team if you are in bankruptcy, probate, divorce or another legal proceeding that could affect the sale.

Condominium or HOA Sellers

Association transactions may require additional coordination.

Provide the association name and management contact information.
Confirm your account is current or identify outstanding balances.
Identify known special assessments.
Complete association resale or estoppel requests when required.
Return association property such as gate remotes, parking permits or access devices as required.

Inspection & Repair Period

Stay on top of contractual obligations.

Provide reasonable access for agreed inspections and evaluations.
Review inspection-related requests with your real estate professional.
Document any repairs you agree to complete.
Use appropriately qualified contractors when required.
Keep receipts or invoices for agreed repairs.

Prepare for Closing

Complete the final details before signing.

Confirm your scheduled closing date and signing arrangements.
Review your preliminary closing figures when provided.
Ask questions about charges or credits you do not understand.
Provide requested information for receiving your sale proceeds.
Bring or arrange for all required keys, remotes and access devices.
Bring acceptable government-issued identification if signing in person.

Protect Your Sale Proceeds

Sellers can also be targeted by real estate wire and identity fraud. Take precautions when providing instructions for the proceeds from your sale.

Use only secure methods requested by The Closing Agent to provide banking information.
Do not send sensitive banking information through ordinary email unless specifically directed through an approved secure process.
Be suspicious of unexpected requests to change disbursement instructions.
Contact The Closing Agent immediately if you receive suspicious or conflicting instructions.

Prepare the Property for Transfer

Leave the home ready for its new owner.

Remove personal property not included in the sale.
Leave items that are included in the purchase contract.
Complete agreed repairs before the buyer’s final walk-through.
Clean the property as required by your contract.
Collect all house keys, mailbox keys, garage remotes and gate access devices.
Leave manuals, warranties or useful property information for the buyer when appropriate.

Closing Day

Complete the transfer of your property.

Review your final closing statement.
Review documents before signing.
Ask questions about anything you do not understand.
Sign the deed and other required seller documents.
Confirm how and when your net sale proceeds will be disbursed.
Transfer possession and keys in accordance with the contract.
Keep copies of your final closing documents.
